Pre-Construction

1. Finance Assessment

To start your home-building journey, get finance pre-approval to understand your budget. If you need help, our sales team can connect you with a free, no-obligation chat with a finance broker. Once ready, submit your finance approval or broker’s letter along with your initial deposit to get things moving.

‎‎2. Decide on House and Land Package

Meet with one of our sales professionals at a display home or land office to explore floor plans and land options that suit your budget and lifestyle. We’ll also explain turnkey inclusions and guide you through the purchasing process.

3. Preliminary Fee

Secure your site start date, base price, and promotions by paying a $2,500 Preliminary Fee and a land deposit. This fee is refundable for up to 7 days or until you sign the land contract.

4. Colour Selection

Choose a pre-designed scheme or book a session at our Mosaic Colour Studio to customize your home’s look. Selections need to be finalized within 14 days of the deposit, and appointments take about 3 hours.

5. Fixed Price Tender and Tender Fee

Approve your quote and pay a $2,500 non-refundable deposit to secure your build price. We’ll then prepare a formal contract with all the details.

6. HIA Contract Signing

Once your land titles, we’ll prepare your HIA building contract. Review it carefully, sign via DocuSign, and forward it to your lender for formal approval within 14 days.

7. 5% Deposit

After signing, you’ll receive an invoice for the 5% deposit, minus earlier payments. Submit this along with necessary documents within 7 days to keep the process on track.

Pre-Site Preparation

We’ll prepare your site by clearing it, marking boundaries, and arranging permits and reports like soil surveys and slab engineering. Once everything is ready, you’ll receive all the finalized paperwork and meet your Site Supervisor.

Construction Stages

1. Site Start

Construction begins with leveling the land. We’ll send you a site start letter and photo to confirm progress, which you can share with your lender.

2. Base Stage

We’ll lay the foundation, including plumbing, footings, and termite protection, before pouring the concrete slab. An invoice will follow, payable within 7 days.

3. Frame Stage

The timber frame, walls, and roof trusses are installed. After inspection and approval, you’ll receive photos and an invoice for this stage.

4. Lock-up Stage

Your home is enclosed with roofing, doors, windows, and external cladding. We’ll send confirmation and an invoice once this stage is complete.

5. Fixing Start

Interior details like plastering, cabinetry, and waterproofing are completed, bringing your home closer to the finish line.

6. Practical Completion

Final touches such as painting, tiling, and plumbing fit-offs are completed. You’ll receive a Notice of Completion and schedule an inspection to review the home before the final payment is due.

Settlement

Once the final payment is made, you’ll receive your keys and settlement pack. A final clean will be done, and we’ll ensure all agreed fixes are completed before handover. Landscaping, driveway, and appliances are usually installed on settlement day.
